Encampment site clearance, property preservation, turn-ready cleanouts and hauling — by a licensed, insured, permitted Washington carrier that documents every load. This is the short version you can forward to whoever asks for it.

Operating authority
WA UTC Household Goods Permit THG072095 covers household goods moving. Motor Freight Permit CC071873 covers freight and pallet work. Site clearance, preservation and cleanout work is general business service and does not run under the household goods permit.
Insurance
Commercial liability and cargo coverage in force, with the filings the Commission requires kept current. A certificate naming your agency as additional insured is issued on request, before work starts, at no charge.
Equipment & crew
A 24-foot box truck with a hydraulic lift gate, crewed by two to four. The lift gate matters on site work: appliances, safes and pallets go on level instead of being muscled up a ramp, which is where injuries and damage happen.
Encampment clean-outs & site debris removal
We arrive after outreach has done its work and the authorisation is in hand. We clear sites, not people — work starts only after the agency’s notice period has run, and belongings identified for storage are set aside rather than destroyed.
What you get back is a site that is walkable and photographed, not a pile that becomes somebody else’s problem the following week. Debris, bulk waste and abandoned property are hauled and disposed of properly, with the transfer-station ticket attached to the invoice.
Our crew is trained and equipped to Washington’s bloodborne-pathogen standard, WAC 296-823 — PPE, sharps containers and proper disposal on every site, so you are not coordinating a second contractor for the hard part. Full biohazard remediation is a different thing and we do not hold ourselves out to do it: we refer it rather than pretend, and if a site needs it you will hear that on the walkthrough rather than read it on the invoice.
Belongings set aside for storage under your policy are bagged, tagged and delivered where you tell us. Everything else is sorted for donation, recycling and salvage before any of it is called waste. For cities and towns the remainder goes to the transfer station under the municipal contract; for counties, districts and private owners we load into your roll-off or arranged disposal. Vacant lots, storage yards and code-enforcement clear-outs run exactly the same way.

Property preservation & turn-ready cleanouts
For a vacant unit that has to be turn-ready on a date: trash-out and cleanout, abandoned property removed and itemised for the file, donation-grade goods actually donated, and the unit left broom-clean for inspection or the next tenant.
We are straight about scope. We are movers with a lift gate, not a general contractor — cleanouts, haul-outs and moves we do in-house, and we do not quote repairs, abatement or trades work we are not licensed for. Disposal runs through your dumpster or roll-off, or a certificated hauler, at cost, and you see the ticket rather than a mystery line item.

Documentation
Every job leaves a paper trail.
Public money needs a file behind it. Ours is built during the job, not reconstructed afterwards when somebody asks.
On every invoice
Dated before-and-after photographs, transfer-station or scale tickets for what was hauled, disposal charged at documented cost, and an itemised list of anything set aside or stored. Supplied as a matter of course, not on request.
On request, same day
W-9, certificate of insurance naming your agency, permit and authority numbers, and a signed scope of work before anyone starts. If your process needs a form we have not seen before, send it — we would rather fill it in than lose a job over paperwork.
What we will turn down.
Saying this up front is cheaper for both of us than discovering it on the day.
- Anything needing more truck than we own. One 24-foot box truck. If a site needs a roll-off fleet or heavy equipment, we will say so rather than under-resource it.
- Full biohazard remediation. Our crew holds bloodborne-pathogen PPE training; that is not the same as a remediation contractor, and we will not blur the two.
- Repairs, abatement and trades work. Not our licence, not our lane.
- A number quoted sight unseen. We walk the site, then put it in writing.
