Everything we do, and what we won't pretend to do.
One 24-foot truck with a hydraulic lift gate, a crew of two to four, and a written estimate before any of it starts, for homes and for businesses. Here is each service in detail, including the things we are not allowed to put on the truck.
Residential
Homes, apartments, single rooms. Household moves, packing, white-glove, long-distance & interstate, loading help, same-day when it genuinely can be done, and hoarding cleanup, handled kindly.
Commercial
Businesses, landlords, property managers. Office & lift-gate work, freight & pallets, unit turns, property preservation, and encampment and site clean-outs.
Household moves
Apartments, houses, and single rooms, anywhere in Washington. We load, drive, unload, and put the beds back together. Blankets, straps and dollies come with the truck. They are not a line item we surprise you with.

Long-distance & interstate
Past 55 miles Washington stops pricing by the hour and starts pricing by the weight of your shipment and the distance travelled. Out of state, federal rules take over instead. We hold both authorities, so your shipment stays on our truck either way.
That matters more than it sounds. A lot of long-distance quotes come from brokers who sell your job on to whoever bids lowest, and you meet the actual driver on moving day. You will not have that experience with us, because we are the carrier.

Commercial, office & lift gate
This is where the lift gate earns its keep. A truck without one loads off a ramp, which means anything heavy gets muscled up an incline. Ours rides up level and goes on flat, which is safer for a treadmill, a safe, a commercial fridge or a pallet, and safer for the people carrying it.

Loading & unloading
Renting your own truck, or having a container dropped in the driveway? We will load it, pack it tight, and strap it down so nothing shifts on the road. You drive and keep the savings, and the part that actually breaks things gets done properly.

Property managers, landlords & realtors
If you run unit turns you already know the two things that cost money: a unit sitting empty, and a vendor who doesn't show. Give us your turnover calendar and we will hold the dates.
Realtors run into the same clock on a tighter deadline: a listing that needs to be empty for photos, or a buyer's move that has to happen the day escrow closes and not a day later. Give us the date as soon as you have it.
Because most move-outs also need the carpets done for the deposit, one call can line up both: moving through us, carpets through King Carpet Cleaning. They are a separate company and they invoice you separately.

Junk & debris removal
Garage clear-outs, estate cleanups, construction debris, and the pile in the yard you have been walking past for two years. You get a price before we load, not after the truck is full and you have no leverage.

Freight & pallet hauling
Not everything that needs a truck is a household move. Under our motor freight permit (CC071873, separate from our household goods authority) we run palletised freight and commercial deliveries across the South Sound.
This is the job the big LTL carriers hate: one pallet, a residential address, no forklift and no dock on the receiving end. It is exactly what a 24-foot box truck with a hydraulic lift gate is for: the pallet rides down level and lands on the driveway, not on a ramp.

Emergency & same-day moves
Call us. If the truck can roll today, we drop what we're doing, pull a crew together, do the required paperwork with you on-site, a written estimate before work begins every time, and get moving.
The honest version of "same-day": one truck can't be in two places, so it depends on what the calendar actually holds. What we promise is a straight answer on the first call: yes and a time, or no and the earliest real slot. Washington's paperwork still applies on a rush job; it takes minutes, not hours, and it protects both of us.

Packing service
The part most people underestimate. We bring banker's boxes, bubble wrap, packing paper and tape, and we pack the fragile shelf properly (plates, glassware, kitchenware, statues, art) so it rides in the truck instead of in your lap.
TVs go in TV boxes, mirrors and framed art get wrapped, lamps and electronics get padded. Packing materials are never billed as a separate line: that is the rule for licensed movers in Washington, and we keep to it.

White-glove & luxury moves
The full-service version of a move. We pack everything, wrap every piece of furniture in moving blankets, lay runners on the floors and pad the doorframes and banisters at both ends, then unpack on arrival: furniture placed where you want it, boxes emptied, packing material gone.
One crew from the first box to the last: no hand-off, no second company, and nothing about your move discussed with anyone. For banks, property managers and landlords holding a vacant unit: we get it to turn-ready. Trash-out and cleanout, abandoned property moved out and itemised for the file, donation-grade goods actually donated, and the unit left broom-clean for the next tenant or the listing photos.

Encampment clean-outs & site debris removal
One crew for the whole physical side of an encampment resolution: debris, sharps and biohazard-adjacent waste, hauling, and getting the site back. We arrive after outreach has done its work and the authorisation is in hand, document everything, and leave the site walkable rather than a pile that is somebody else’s problem next week.
Our own crew is trained to Washington’s bloodborne-pathogen standard, so you are not coordinating a second contractor for the hard part.

Hoarding cleanup
If you're reading this for yourself, or for someone you love: there's no judgment here. Homes fill up for a hundred human reasons: grief, illness, years that moved faster than anyone could sort them. We're not here to gawk or to lecture. We're movers; we carry things, and we're careful about which things.
The rules we work by are simple. We go at your pace, one afternoon or a series of visits. Nothing leaves without your yes: we go through items together and you decide, item by item: keep, donate or discard. Keep-items get packed properly and moved wherever they're going. Donate-items genuinely get donated. And if it helps to have a family member or a case manager alongside, we'll coordinate with them from the first call.

What the first visit looks like: we come out, meet you, and walk through together, just looking, with your permission, no bags in anyone's hands. Then we sit down and put a plan in writing, with the free written estimate state law requires: which rooms first, how many visits, what happens to what. The plan is yours to keep whether or not you hire us.
A note on discretion: our truck says moving, not cleanup or biohazard. To the street, it looks like an ordinary moving day, because that's what it is. If privacy matters beyond that, say so when you call and we'll talk it through plainly.
One more thing, said gently: we're movers and cleaners, not counsellors. If support beyond us would help, it exists. A family doctor or case manager can point the way. Our part is the carrying, at your speed.

Anything that needs a bigger truck than we own
We run one 24-foot truck. A large four-bedroom house usually needs two trips or a second truck, and we will tell you that on the phone rather than discover it at 4pm on moving day. Use the load tool to see roughly where your place lands.
A price quoted sight unseen
Washington requires a mover to visually inspect your goods before quoting, in person or by video for smaller jobs, and to give you a free written estimate before work begins. A firm number over the phone from someone who has not looked will change later.
