This might be your own home, or the home of a parent, a sibling or a friend. Homes fill up for human reasons, and we're not here to gawk or to lecture. We carry things for a living, and we're careful about which things.

Whether you'd call it a hoarder house cleanup or just the rooms that got away from you, the work starts the same way, with you making the decisions. Some homes take one afternoon. Others take a series of visits spread over weeks, and that's fine.

The clearing and disposal side of this work is a general business service. It doesn't run under our household goods moving permit.

From the first call

How a hoarding cleanup runs.

  1. A phone call

    The owner answers. Tell us as much or as little as you want, including whether a family member or a case manager should be on the call and on the visits.

  2. A walkthrough with no bags

    We come out, meet you and walk the rooms together, with your permission. This visit is only for looking, and nobody has a bag in their hands.

  3. A written plan and a free written estimate

    Which rooms first, how many visits, and what happens to what, set out on paper alongside the estimate. The plan is yours to keep whether or not you hire us.

  4. Sorting, at your pace

    Item by item you say keep, donate or discard. If the job turns out bigger than the estimate, we write a supplemental estimate and you sign it before we carry on.

  5. Loading, and an itemised invoice

    Keep-items are packed and moved, donations go to the charity, and the rest goes to disposal. The disposal ticket is attached to the invoice so you can see what that part actually cost.

Each pile takes a different route out of the house and is priced differently, and all of it is written down before anything moves.

What you keep

Packed with the banker's boxes, paper and bubble wrap we bring, the way our packing service works, then set where you want it in the house or moved to a new address. Packing materials are never billed as a separate line. Jewellery, cash and irreplaceable documents stay with you.

What you donate

Donation-grade goods are pulled out before any of the rest is called waste, and they genuinely get donated. If something is meant for a particular person instead, it goes in the keep pile and we move it there.

What has to go

The clearing side runs the way our junk removal does: donation and recycling sorted out first, the price agreed before anything goes on the truck, and disposal billed at cost with the ticket attached to your invoice.

If the keep pile is moving house

That leg is a household goods move and is quoted as one. Washington prices a shipment travelling 55 miles or less by the hour, measured from the pickup address to the delivery address, and by weight and distance above that. Discretion, and where our part ends

Discretion starts with the truck. It says moving, and nothing on it mentions cleanup or biohazard, so from the street a sorting day looks like an ordinary moving day. If privacy matters beyond that, say so on the first call and we'll talk it through.

Full biohazard remediation is a specialist company's work and we refer it out. If the walkthrough shows part of the home needs it, we say so then, before the plan is written, rather than on the morning of the job. Hazardous material doesn't go on our truck either.

Counselling isn't our work. If support beyond us would help, a family doctor or a case manager can point the way.

Some jobs sit next door to this one. If the home is a rental and the tenant is still in the picture, our property cleanouts page fits better. How much does hoarding cleanup cost?

It depends on how many rooms and visits the plan needs, how much is kept and moved, and how much is donated or hauled away. That's why the number comes after the walkthrough, in a free written estimate that's yours to keep. The clearing side is priced before anything goes on the truck, and disposal is billed at cost with the ticket attached to the invoice.

Will you throw anything away without asking me?

No. Nothing leaves without your yes. We go through things together and you decide, item by item, whether each one is kept, donated or discarded.

Can a family member or a case manager be involved?

Yes. A family member or case manager is welcome alongside you from the first call, and we'll coordinate with them on the walkthrough, the written plan and the sorting visits if that helps.

Do you do biohazard cleanup?
